Q: What is crack sealing and why would I need it?
A: Crack sealing fills pavement cracks with hot rubberized sealant to stop water from getting under the asphalt. This prevents potholes, slows deterioration, and greatly extends the life of your driveway or parking lot.

A: Crack sealing cools fast and is typically traffic-ready in 1–2 hours.
Q: How long does sealcoating last?
A: Sealcoating typically lasts 3–5 years depending on traffic and weather. Regular maintenance keeps your lot looking sharp and saves on costly repairs.
Q: When can traffic drive on sealcoating?
A: Vehicles require 24 hours. Foot traffic is normally fine after 6–8 hours in warm, dry conditions.
Q: What is asphalt patching?
A: Asphalt patching is the process of cutting out failed or damaged pavement and replacing it with new hot mix asphalt. The weak material is removed down to a solid base, then new asphalt is placed, compacted, and tied into the surrounding pavement to restore strength and smoothness.

Q: When can traffic drive on asphalt patches?
A: In typical conditions, patches are usually good for normal vehicle traffic the same day they’re installed.
Q: Do you work with stratas and property managers?
A: Yes. We work with stratas, commercial plazas, industrial yards, municipalities, and property managers across Vancouver Island. Evening and weekend scheduling is available to reduce downtime.
Q: Are you insured and licensed?
A: Yes. VI Asphalt Repair is fully licensed, insured, and WorkSafeBC covered. COIs can be provided upon request.
Q: How much does it cost?

Q: Why should I seal coat or crack seal instead of repaving?
A: Maintenance is far cheaper than repaving and can add 3–7 years of life. It slows down damage, protects the base, and helps you avoid a big repaving bill.

Q: Can you seal coat in cold or rainy weather?
A: No. Seal coating needs dry conditions and temperatures above 10°C.
Crack sealing can be done in cooler weather, but rain delays both services.

Q: Will my business need to close during work?
A: Not usually. We can work evenings or weekends, and in most cases we keep certain areas open while others are completed.
